The challenge
What this project had to solve.
The challenge: floors original to the home carried thirty years of sun fading, traffic lanes, and pet wear, and the owners did not want to move out or live through a dust storm to fix them. What we did: we ran a fully dustless sanding system, repaired the worst boards in place instead of replacing whole runs, and matched a low-sheen finish to the home's existing tone so the result read as restored rather than brand-new. The result: the floors came back to a clean, even matte finish with the wood's original character intact — and the household never had to leave.
Scope of work
Original white oak ran throughout the main living areas of a coastal La Jolla home — beautiful wood that decades of sun and daily life had worn thin. We refinished the floors end to end: board-by-board inspection, targeted repairs to the most sun-damaged and pet-worn planks, full dustless sanding to bare wood, and a natural matte hardwax-oil finish chosen to age gracefully under heavy coastal light. The work was sequenced so the family could keep living in the house, room by room, with no off-site move.
