Where remodels usually go wrong

Most bad remodel stories start before demo day. Here are four common ones, and what we do instead.

  • Three bids, three different jobs

One leaves out the electrical, another skips permits. We write one scope, line by line, so you compare a real price.

  • The allowance that becomes a change order

A low number with a small allowance is a down payment on surprises. We price the real materials before you sign.

  • Nobody owns the schedule

When the plumber, tile setter and flooring crew point at each other, the job stalls. One licensed contractor runs it, and our flooring is in-house.

  • Living in a construction zone

We plan the order of work, and how you live around it, at the walkthrough.

Free

Walkthrough and written proposal

We visit, measure and put the scope and price in writing. You decide after.

100%

Design package credit

A fixed design package ($1,500 to $3,500) so nothing gets designed mid-construction. All of it comes off the build if you go ahead.

48 hrs

Cabinet render or ADU report

Kitchens get a photoreal render of the new cabinets. ADUs get a feasibility report for your lot. Both free.

Tidal Flooring

Floors are in-house too

Tidal Flooring is our own C-15 flooring division, so the floor is planned with the remodel instead of after it. Drag the line on a refinish we did.
